Here’s what we’d recommend you think about.

1. Windows

Whether you’re looking for more energy-efficient windows to keep your home warmer in winter and cooler in summer, or need to replace your windows because they’re old and rotting, changing to high performance windows can mean that you add value to your home.

2. Roof

Roofing can make a big difference to your home. A roof in a bad state of repair might be the reason your home is not worth as much as your thought it was, so getting it fixed if you need to, can easily add value to your home.

4. Painting

Something as simple as a lick of paint can add value to your home.

6. Convert your garage

If you’re not using your garage for your car, or it’s big enough to have several uses, then why not make the most of it?

Perhaps you could:

  • Turn it into a guest bedroom, a playroom for the kids (or the grown-ups!), or even a home cinema
  • Make it into a workshop with power, light and heating and fix up a classic car or motorcycle
  • Keep some of the bulkier things you don’t need that often in there, like sports equipment, skis and bikes, or your boat

You could make your home tidier and clutter-free without getting rid of anything you don’t want to.

7. Bathroom and kitchen

Are you making the most of your kitchen and bathroom?

  • Is your kitchen modern, and does it have all the appliances and space that a modern family needs these days?
  • Is there space that could be better used?
  • Are you struggling for cupboard space?

The same goes for your bathroom too. Why not see if you could add another bathroom to make busy mornings easier?

8. Could you bring the outside inside?

Things like bi-folding doors can help bridge the gap between your home and your garden

Adding a deck can give you plenty of space for entertaining if your idea of being outside is eating food rather than tending flowers.

Touches like this can make your house appeal to more people, which can add value to your home.

9. Sort out the little jobs

Get the little jobs done, such as any plumbing or electrical work, and fix or replace broken things, now.  If you don’t you’ll learn to live with them and they’ll never get done.

No matter what price you’re selling your house for, how good the local schools, transport and views are, people won’t want to buy your house it if it has a rotten front door with a doorbell that doesn’t work, lights that flicker and a kitchen tap that drips.

Perhaps if you’re expecting a lot of people to come and view your home, you’ll also decide to to replace any worn out flooring or wallpaper, or furniture too whilst you’re at it.

10. First impressions count

Remember that first impressions count, and you have just a few seconds to prove to a potential buyer that this should be their new home.

Many people will look online first, and so you’ll want to make sure that the pictures you take show off your home at its best. Unfortunately, photos have a habit of highlighting the things you don’t notice, so double-check before your photos before you add them to your listing.

By spending a few weekends painting, changing washers in leaky faucets or just cleaning the windows, the first people to look round your home might make you an offer for the price you want for your house.

If you just want to add value to your home, rather than make it better for your family, a realtor is far more likely to be impressed if everything looks good, works properly and meets the needs of modern life.
