Is it time to replace your roof?

1. Age of your home

How old is your home?

If it’s 15-25 years old, or older then it’s probably time to replace your roof.

Roofs fitted in the 1980s and 1990s were not as durable as they are now, and so are unlikely to last as long as a modern roof.

If you’ve never had your roof checked or replaced then perhaps now is the right time to get the professionals to look at it.

2. Visual damage

Can you see any damage?

Carefully have a look, and see if there is some damage to your roof. You might need binoculars, or you might be able to see it clearly from the ground.

Perhaps you can see areas that are dented or buckled, and shouldn’t be.

3. Flashing is missing or damaged

Is the flashing missing or damaged?

The flashing protects against water getting into your roof around skylights and chimneys.

If the flashing is missing or damaged, it may not be immediately obvious, and so you may not be aware of this for several years.

Some unscrupulous roofing contractors may cut corners when it comes to flashing, and so by the time you realize, it could be too late.

4. Stains and algae

Are there stains or algae on your roof?

Stains and algae on your roof indicate that it is wet.

Whilst not indicating your roof is about to collapse, algae eat the organic material in your roof over many years.

If the roof is old, and you have algae several inches thick, then you could have a problem.

However, if your roof is relatively new, then a roofing contractor can carry out a softwash to remove it all, without damaging your roof.

5. Moss

Is there moss on your roof?

In cooler climates that don’t get much sunlight moss on roofs is quite common.

Whilst it might not look like too much of a problem, it holds moisture which can eventually damage your roof.

You might be able to brush it off, but it will return. Again, it’s a job best left to the roofing professionals.

6. Missing shingles

Are there missing shingles on your roof?

If you can see that there are shingles missing from your roof, then you know that they need replacing.

It’s a good idea to get your roof sorted out sooner than later to avoid any further complications or damage.

7. Water damage on ceiling

Have you got stains on your ceiling?

If you can see water damage or stains on your ceilings, then it’s likely there‘s a problem with your roof.

Again, it’s a good idea to get it looked at sooner rather than later.

8. Roofing granules in your gutters

Are there roofing granules in your gutter?

If you’ve got what looks like sand in your gutter, it’s probably roofing granules.

Whilst some loss is to be expected, if you’re scooping sand out of your gutters every week, then it could be a much more serious problem.

9. Looks old and tired

Does your roof look old and tired?

If your roof looks old and tired, and could do with some TLC, why not give it some TLC?

Getting the roofing professionals in to check your roof is still in good condition, or carry out the necessary repairs will give you the peace of mind you need.

If you do need a new roof, then at least you’ll find out before it’s too late.

10. Neighbors are getting their roofs repaired or replaced

Are your neighbors having their roofs inspected or replaced?

The chances are, their roof is the same age as yours, so if they’re having problems, you probably are too.

The only difference is that they are doing something about it now, instead of waiting for something bad to happen first.
